J-K Gadzama LLP has issued a public notice warning members of the public against engaging in any transaction involving certain residential plots located in Guzape District, Abuja, which it says are currently the subject of multiple pending legal disputes and a subsisting caveat at the Abuja Geographic Information Systems.

The notice, dated November 27, 2025, concerns plots situated at Cadastral Zone A09, Abdulrahman Okene Street, off Nasir El-Rufai Crescent, Guzape District, Federal Capital Territory, Abuja.

The affected plots are listed as 1783, 1787, 1788, 1790, 1791, 1793, 1794, 1795, 1796, 1797, 1798, 1799, 1801, 1802 and 1979.

According to the notice, the listed plots are presently affected by pending court cases as well as a caveat recorded at AGIS.

The firm stated that, as a result, no sale, transfer, assignment, perfection of title or related transaction concerning the plots can lawfully be processed at AGIS until the disputes are resolved.

The notice identified several pending proceedings involving the plots, including Suit No: FCT/HC/CV/2528/2021 between KYC Interproject Ltd and Cozmo Park Consortium Ltd & Ors; Suit No: FCT/HC/CV/806/2022 between Ma’aruf Sadiq Abdullahi & 3 Ors and KYC Interprojects Ltd & Anor; and Suit No: FCT/HC/CV/5064/2024 between KYC Interproject Ltd and the Minister of the FCT & Ors.

It also disclosed that an arbitration proceeding is pending before M. M. Sakaba, Esq.

The notice further stated that there are subsisting status quo orders in the matters, and urged the public to respect the pendency of the cases before the courts.

J-K Gadzama LLP also referred to a judgment delivered on February 5, 2025, by Justice A. A. Halilu in Suit No: FCT/HC/CV/6941/2023 between Arodiogbu Enterprises Ltd and KYC Interproject Ltd & 5 Ors.

According to the notice, the court held in that judgment that KYC Interproject Ltd had no legal title to the affected plots and therefore lacked the legal capacity to sell them. The notice added that the court consequently invalidated the purported subscriber’s purchase.

The firm advised members of the public not to engage in any transaction whatsoever concerning the affected plots until all disputes are fully resolved.

 

It warned that any person who proceeds to transact on the plots at this time does so entirely at his or her own risk.
